Home Information Pack (HIPS)

"Hip - what in the world is a HIP?"
What is a HIP?
HIPs are the Government’s solution to speed up
the house moving process and reduce fall-through rates.
Anyone wishing to sell a property with 4 or more bedrooms since 1st August 2007 and 3 or more bedrooms from 10th September 2007 the sellers would need to have commissioned a HIP before marketing the property.
This should contain the following :
- Home Information Pack Index.
- Energy Performance Certificate.
- Sale Statement.
- Standard Searches and Evidence of Title.
- Additional leasehold/commonhold information where appropriate.
These are the basics. For more information please go to www.homeinformationpacks.gov.uk/consumer. Please note P & N Associates cannot be held responsible for the content of external websites.
Where do I get these packs from?
These packs are available from many sources including Estate Agents,
Solicitors, Specialist HIP Providers and P & N Associates.
Why should I get a HIPs pack from P & N Associates?
You will be provided with a truly independent Lawyer
produced HIPs pack, ready and in place when you eventually choose
which estate agent you want to market your home. This means that you
could then bargain for their most competitive sale fee percentage
and not let HIPs cloud the issue!
If a HIP is necessary the HIP should be commissioned before you market your house and there is a cost implication usually paid by the seller.
